The real estate market in Greater Victoria is roughly stable, but more inventory is cooling conditions. Though technically still in a sellers market, a recent increase in new listings is increasing inventory while continued slow sales from higher rates have balanced the market. Some segments like small downtown condos are extremely weak due to regulatory changes. Prices remain below the peak of 2022, however affordability remains very poor due to higher rates.
